Aye be a waste of money, you also have to remember that if you get a unit it may not come with the permissions required. Of course, I wouldn't inform them in any case but if they find out it is them who might "request" that you apply for planning. If you make their lives difficult it could very easily go one of 2 ways, and if you haven't got the funding to fight them, you won't come out on top. Unfortunately its money which wins court battles most of the time, not being "in the right". Just take the time to inform every newspaper, blog, interview, etc that you do that your local council tried to stop you creating a business which would give jobs to the local area. Which if you're taking a big step forward, will be the case. (even if you only employ 1 other person, and that person is your best mate :D )

And who is Nick? Seemed to have missed something here. I think If I can find a very small unit, then the brewing itself can be done elsewhere.

You would hope that an industrial unit will be B2 usage approved.

Agreed mate, but I can tell you for certain that just because its industrial does not automatically mean that it will be B2 approved or that you will get it if you apply.
I know because the 2 brewers closest to me, haven't got it. Though our local council is happy to let it sit as no ones likely to complain and they aren't causing problems.

I think the crazy thing about this is, you don't know what your own planning team is going to decide until you sound them out. there is no continuity on this across the country. Because it's a big fat grey area where discretion sits with those who decide.

You can understand where a planning officer is coming from! They don't have the knowledge about the subject and they don't want to, all they see its somebody wanting to open a brewery in a domestic location! If they grant it how could it effect the neighbors and environment.And if they grant it what will stop you increasing production and expanding and when the complaints come in about the smell
Or blocked drains they will question who granted permission.
I do know someone who successfully registered there council house as a brewery as an experiment it was rather easy. Once you have planning involved your stuffed its a fight :evil: I have looked into it and as long as you pay vat/ duty , register.as a brewery and have a hygiene certificate (to cover yourself) you can sell beer. I probably would of accidentally not informed planning. If you are successful in going through planning you will have a commercial property with commercial rates its a lose lose ..I have a small office the council told me I could stock to domestic rates, but if they had wanted to they could of stiffed me for 1500 a year for my rates.

Already been assessed for rates and their assessment was 'no change'. Planning is the last hurdle.

I can confirm that planning permission was granted yesterday for change of use of my garage to a small scale brewery. Woop - Woop!

No more red tape!!!

I am official and legal. Not that I wasn't before, in my own mind anyway.
