Yeah but it would take hours to boil out ...

not really.
I use hot water to start with, it comes out of the taps at 40degC. Fill up a FV with this, add a crushed campden tablet, use this as my mash liquor. takes about half an hour to get up to strike temperature, and a bit longer to get up to boiling from mash temperature. If there's anything dodgy in the water, a 90 minute boil ought to sort it out...
there is talk in the house of maybe a new kitchen next summer, at which point I'll probably need to get a butane/propane burner & move the brewing outdoors. upside is that it might be quicker to get up to temperature
